Description
The original brief was to move and renovate the existing two storied weatherboard home. Due to recession issues and structural deterioration this was not viable.

The new brief was to work with
• The client’s many design ideas
• The very narrow city-fringe site
• A realistic budget
• No resource consent

To create
• An environmentally responsible four bedroom home that didn’t revolve around TV but accommodated a much loved three metre dining table and had a kitchen that faced north to allow access to a vegetable garden and outdoor area.

Neighbourliness meant that no resource consent was requested – the home is sited to allow all neighbours more sun than previously. Due to challenging topography a Conqra Rib Raft Foundation provides stability, strength and thermal mass.

The words ‘spaciousness’, ‘warmth’, light-filled’, ‘simplicity’ and ‘quality’ came up often. Using double glazing throughout, positioning the lounge area, with two sets of French doors, centrally and breaking the hall with a stairwell, large skylight and handcrafted wrought-iron balustrade achieved this.

Luminous colours provide reflective light and a sense of space. Three decks embrace the home. A separate TV/media area is hidden in the southern corner. James Hardie Linea Weatherboards reduce maintenance and provide consistency within the neighbourhood.

From start to finish this project has focused on quality, achievability and communication. The environment and the community have been respected. (Only one medium rubbish skip left the site.) Much waste was reused and recycled. Curious visitors have had tours during construction and the client still has much interest from passersby.

The project is summed up by the client that ‘quality takes time’.
